The important information you need when booking and staying at The Saddlery Holiday Cottage.
Before your stay
Clear, simple booking terms.
By proceeding with a booking, guests confirm that they have read, understood and accepted these terms and conditions.
We want every stay to be relaxed and straightforward. If anything below is unclear, please contact us before booking and we will be happy to help.
Booking terms
Reservation status
Bookings are provisional until payment is received and written confirmation is provided.
Occupancy
Each booking is for a maximum of two adult guests.
Pets
We are unable to accommodate pets at The Saddlery.
Cancellations and changes
To receive a full refund, cancellations or changes must be submitted by email at least 14 days before your scheduled arrival date.
Bookings made within 14 days of arrival, cancellations made within this period, and early departures are non-refundable.
All requests to change or cancel a booking should be sent to holidays@saddlerycottage.com.

Check-in, check-out and access
Unless otherwise agreed in advance:
- Check-in is from 3:00 pm.
- Check-out is by 11:00 am.
Guest areas
Guests have access to:
- The Saddlery and its patio area
- The gravelled parking area
- The nearest entrance from the High Street
The garden at Sadlers is private and is not included within the guest accommodation or access areas.
Guest responsibilities and charges
Guests are expected to treat the cottage, its contents and the surrounding areas with care.
Additional charges may apply in the following circumstances:
- Damage to The Saddlery or its contents
- Excessive rubbish left behind
- Unclean crockery or cutlery
- Failure to return keys
- Smoking inside the property
- Failure to vacate the property by the agreed check-out time
Charges may include the cost of labour, replacement items, repairs, remedial work and any resulting loss of rental income.
Please do not remove cutlery, crockery, bath towels or bed linen from the property.
Safety information
Please follow the safety guidance provided in the cottage information folder and on the Fire Action notice.
- Do not use candles or oil lamps inside the cottage.
- Turn off the electric fire before going to bed or leaving the cottage.
- A fire extinguisher is provided, and smoke, heat and carbon monoxide alarms are fitted for your protection.
If an alarm sounds
- Alert others and leave the property immediately.
- Seek help and, if necessary, call the fire and rescue service on 999.
- Do not re-enter the cottage until you have been advised that it is safe.
Liability and exclusions
We cannot accept liability for loss of or damage to guests’ personal belongings.
Liability for matters outside the direct and reasonable control of the owner is excluded.
