Terms & Conditions


The receipt of a payment for a booking signifies full acceptance of these Terms & Conditions.  Reservations are provisional until payment has been received and confirmation provided. The maximum number of guests per booking is 2 adults. Pets are not permitted. Cancellations and changes to your booking must be notified by email to saddlerycottage@outlook.com at least 2 weeks prior to your arrival date to qualify for 100% refund. Cancellations, changes and bookings made within 2 weeks of your arrival date or leaving early are non refundable.


Check-in time is from 2pm and check-out time is before 11am. Access is granted to The Saddlery and its patio area, the gravelled parking area and the nearest entrance from the High Street. The grounds of Saddlers Cottage are private property. 


Additional charges will apply for damage to the property and its contents,  clearing rubbish, cleaning crockery and cutlery, not returning keys and failure to vacate at the end of the rental period. In such cases, the cost of labour, replacement, repair, making good or loss of rental income will be charged. Do not remove cutlery, crockery, bath towels or linen from the property.


Do not use candles or oil lamps and turn off the electric fire before retiring or leaving the cottage. A fire extinguisher, smoke and a carbon monoxide alarms are fitted. In the event of an alarm activating, warn others, vacate the property immediately and seek help. If there’s a fire, call the fire brigade on 999. Do not re-enter the cottage until advised it’s safe to do so


Liability for matters outside the direct control of the owner are excluded.
